E-mail request regarding booking may take 24/48hr for reply depending on the volume of enquiries through the website.

1. Booking Deposit: A non-refundable booking deposit of 30% of the total rental cost of each property is required at the point of booking. Once the deposit is received a confirmation of your booking will be emailed including a summary of dates, times for arrival and departure. Boolakennedy Boutique Farm Cottages reserves the right to request payment in full for bookings for special events, festivals & peak times when demand for property is at its greatest. This also includes special offers. If this should be the case you will be notified by email and balance furnished then.

2. Balance of payment: Full payment of each holiday property rental must be made to us, no later than six weeks prior to the rental commencement date. Once balance due is received a receipt for the full amount paid will be issued by email along with all arrival instructions. Failure to pay the balance within the aforementioned time frame may result in the holiday cottage booking(s) being cancelled without advance notification to the client.

3. Method of Payment: Credit Card or Laser Card payments accepted. Cheques or Postal Orders are not accepted.

4. Cancellation by Customer: Should you for any reason wish to cancel your holiday rental reservation with us the following charges will apply: All booking deposits withheld, booking deposit plus minimum 50% balance of rental cost up to six week period prior to arrival, thereafter 100% total cost of holiday rental. These terms are non-negotiable. We recommend that clients take out travel insurance to cover any costs incurred and associated with, in the event of having to cancel a holiday.

5. Security / Damage Deposit: On arrival card details will be taken as security in the event of breakages or damage, or failure to leave the holiday rental in clean and tidy condition.The security / damage deposit will be processed to cover the cost of repair, replacement or cleaning and the client will be liable for any additional unforeseen expenses incurred by Boolakennedy Boutique Farm Cottages.

6. Arrival and Departure Times: The specified arrival and departure dates & times outlined in the confirmation booking email or any other method of booking must be strictly adhered to as a late departure will incur an additional housekeeping charge. Extra staff are required due to reduced time in preparing the property and allowing us to maintain our high standards of accommodation for the next guest(s).

7. Right to Decline: Boolakennedy Boutique Farm Cottages reserves the right to refuse, alter or cancel a booking, even after receipt of full payment. In addition, the company is relieved of all liability should reserved accommodation not be available due to circumstances beyond our control. In such an instance, a full refund will be offered. However, no refund or liability will apply to a situation where a client is requested to vacate, or leaves of their own accord, prior to the expiration of their booking.

8. Consideration For Other Guests: Boolakennedy Boutique Farm Cottages reserves the right to terminate the contract if the behaviour or conduct of the consumer either prior to or during the holiday Is likely to endanger the safety or well being of other consumers in the party or of that of the consumer himself.

9. Consideration For Surroundings: Boolakennedy Boutique Farm Cottages by its title is set on a small working farm. Respect for all animals within it or anywhere along with the property, its contents and surroundings should be shown by the guests at all times.

10. Working Farm Surroundings: The client accepts all that daily life on the farm brings. Daily duties by us on the farm have to continue during the stay of our guests.

11. Accommodation Capacity: For insurance compliance, the total number of guests staying in each farm cottage must not exceed the number of bed spaces allocated. Complaints: In the unlikely event you have a valid complaint, it should be brought to our attention immediately. Failure to register a complaint while on site may invalidate any future claim of complaint.

12. Liability: Boolakennedy Boutique Farm Cottages, its employees or agents shall not be liable for any damages, loss, or personal injury which may be sustained by persons or property at any time during the stay as per booking schedule.

13. Default By The Customer: The consumer is obliged to ensure that all documentation and details issued by Boolakennedy Boutique Farm Cottages are correct. In the unlikely event that you do not agree with the documentation, it must be brought to our attention immediately.

14. Bed Linen & Towels: Bed linen is supplied free of charge in all of the cottages along with initial sets of towels. Additional fresh towels are available for hire at a charge of 2 (two) euro per set. When a cottage is being rented for more than one week a fresh set of bed linen and towels will be provided on commencement of that week. This is free of any charges.

15. Highchairs & Cots: A request for such will need to be made at the time of booking. These are free of any charge.

16. Disabled Persons: It shall be the consumer’s responsibility to disclose, prior to booking, at Boolakennedy Boutique Farm Cottages any physical or mental condition of a member of their party which may be relevant. Boolakennedy Boutique Farm Cottages reserves the right to decline or provide accommodation for a disabled person where in our mind, the holiday cottage(s) may not be consistent with the needs of that disabled person.

17. Children: Young children must be accompanied by an adult at all times in the interest of Health & Safety.

18. Parties / Large Gatherings : Unless otherwise agreed in writing, Boolakennedy Boutique Farm Cottages do not accept large parties / gatherings or hen and stag parties.

19. Bookings: Failure to disclose this will result in termination of holiday rental booking and all monies paid will be withheld.

20. Holiday Rental Booking: Please note the email you receive for booking confirmation is not a final invoice. We reserve the right to decline such bookings up until we issue a final invoice.

21. Fire & Risk Assessment: In the unlikely event of a fire, it shall be noted by the guest(s) the position of fire suppression products including, fire blanket and fire extinguishers etc. Also the position of fire alarm panel and fire alarm heads. It should be noted where the exits are and kept clear at all times and also the location of fire assembly area.

22. Non Smoking Policy: Boolakennedy Boutique Farm Cottages are strictly no smoking in all enclosed area’s. Please respect the surrounding environment.

23. Definition of Self Catering: (of a holiday or accommodation) offering facilities for people to cook their own meals.

24. No Pets. Boolakennedy Boutique Farm Cottages does not accept bookings that may look to include family pets of any nature.
